Retirement villages have brought independent living to the growing older population. Giving customers the opportunity to live in a property they own, these unique villages provide outstanding facilities, with care if or when it is needed.

The UK has lagged behind the global market, especially the US, Australia and New Zealand. It is clear that this market is critically underserved and Audley Group’s vision was, and is, to deliver an exceptional proposition to meet the growing demand from the UK’s older population.

Today Audley Group remains the market leader in this sector with an established business model and unrivalled insight into retirement living proving increasingly attractive to investors.

The group continues to make a significant contribution both to the local economy and the ongoing policy discussions regarding the continuing property and social care crises. With 20 retirement villages (including those in development) across the UK, housing close to 1400 individuals, serving over 135,000 customers annually across its restaurants and club, and making 350,000 home visits to care customers, the Audley Group has a Net Asset Value of £267.3m and is proud to employ over 700 people.

The commitment to offering high quality properties, coupled with a holistic approach to wellbeing including excellent on-site facilities and support, enables owners to live longer and happier lives.

The dual revenue stream model of earning income from the sale of apartments as well as recurring management fees is highly resilient to external market challenges, and as such continues to attract investment. Last year Audley announced a less capital - intensive way to finance growth through the creation of a joint venture with the real estate arm of Schroders and Octopus Real Estate and continue to explore further investment opportunities.

The Group’s two UK consumer brands serve distinct audiences. Audley Villages is the luxury retirement offer. The villages are often centred around majestic heritage buildings which become the heart of the village, providing a range of exclusive facilities similar to those you might expect in a boutique hotel.

In response to a growing demand, Mayfield Villages was launched in 2016 to cater to a mid-market demographic. Mayfield villages are fresh, contemporary offerings with the same service and care levels as would be expected from the Audley Group, but in larger sites and at a lower price. These new build villages will typically be found in urban/suburban environments; Watford is the first Mayfield site.

Following a growing interest in the Audley model from international investors, in 2020 Audley Group entered a joint venture with Danish pension company, PFA, to bring the group’s retirement living concept to the Danish market. Evia Living will develop and operate 10 high quality retirement communities in the Greater Copenhagen and Aarhus areas, providing exceptional properties, facilities and care services to the growing over 60 demographic.

Audley Group Ownership

Audley Group is owned by the Moorfield Audley Real Estate Fund (MAREF), which acquired Audley Court Limited and subsidiaries in 2015 for £159m. Since then, a further £126m has been raised by the fund. MAREF has attracted institutional investors from the US and continental Europe who were drawn to Audley’s vision of creating a best-in-class product, differentiated from its competitors in many ways and not least by its innovative business model, with Audley both developing and operating the villages.

A founding member of ARCO

We champion the retirement sector as a whole, and as such are a founding member of the Associated Retirement Community Operators (ARCO) trade body. The Audley Group CEO is ARCO’s current Chair. Membership of this organisation means we are at the forefront of setting best practice in the retirement village sector, allowing us to act as a united voice when representing the interests of older people in engagement with both the private and public sectors, including government.
